Closed Chester pub on the market for £250k

The former Henry Potts pub, occupying the lower ground of Chester's Watergate House, is for sale at £250,000.
The restaurant and bar is located at the intersection of Watergate Street and Nicholas Street Mews, within a 5 minute walk from Chester Racecourse or the city centre's main licensed and hospitality circuit.
The basement pub opened in June 2022, and closed in July of this year, with pub boss, Jeremy Brunning, citing more people working-from-home and 'ridiculous electricity bills' as the culprits behind the low trade output.
He took to Instagram to announce the closure.
In a statement he said: "It's a beautiful pub, like a cosy little underground hideaway with excellent staff and the best quality food and drink. However, it's simply not doing enough trade.
"If you saw the numbers they'd look like a lot, but in today's economic environment, with ridiculous electricity bills and a host of other inflationary costs, it needs to be busier to be viable."
Branding the city 'a bit of a ghost town', he explained that the numbers of customers entering the doors weren't enough to keep the pub running.
The Grade II listed Georgian building was restored whilst retaining a number of original period style features, such as open-grate fireplaces, sash and brick bow windows, cast iron columns and vaulted ceiling rooms.
Designed in 1820 by Thomas Harrison, it was built as a townhouse for Henry Potts, Clerk of the Peace for Cheshire.
Built of Flemish bond brown brick, the house stands in contrast to the black and white timber framed buildings of the rest of the city.
The property has a 25-year free of tie lease, and is available for immediate occupation, having no existing occupants.
Rent is £21,000 a year, with an existing licence to serve alcohol from 8:00am to 3:00am, 7 days a week.
