Five-storey apartment block proposed for Hunter Street site

Plans have been submitted to demolish three disused buildings in Chester city centre and replace them with a five-storey apartment block.

The proposals, lodged with Cheshire West and Chester Council this week, would see the Hunter Street site redeveloped to provide 19 apartments and a single dwelling, following demolition of the existing buildings.

Located opposite Storyhouse, the site comprises a former residential property, office space and a disused doctor's surgery, along with an associated car park.

Designed by Cassidy and Ashton on behalf of Pure Residential and Commercial Ltd, the proposed apartment building would contain 19 homes across five storeys.

This includes four one-bedroom apartments, 12 two-bedroom apartments and three three-bed apartments.

Alongside the apartment block, the plans include a separate three-storey, four-bedroom house with private amenity space and landscaping. It has been redesigned following feedback received during pre-application consultations, with part of the building reduced from three storeys to two.

Planning documents describe the site as "currently underutilised land within Chester City Centre".

They acknowledge that Kirkton House, a former office building on the site, has been identified as a non-designated heritage asset, but argue it is "currently in a poor state of repair" and "makes a limited, if any, positive contribution" to the character and appearance of the area.

The applicants also notes the buildings were previously approved for demolition as part of earlier Northgate regeneration plans, although those permissions have since lapsed.

They add: "Its redevelopment represents a valuable opportunity to bring an underutilised brownfield site back into positive active use, contributing to the delivery of much needed housing within Chester city centre."

The development would include 11 parking spaces for apartment residents and three spaces for the house, accessed via the existing entrance from Hunter Street.

While planning documents acknowledge the scheme provides fewer parking spaces than Cheshire West and Chester Council's usual standard, they argue the city centre location means additional provision is not necessary.
